Using a letting agent
Obviously it is less trouble to simply put your rental property in the hands of a good letting agent, but they are expensive, costing between 5% and 15% of your annual rent – and it's usually demanded up front. Landlord Building Insurance
When it comes to flats and indeed most leasehold property you will usually find that Building Insurance is included in the service charge. In the case of freehold property such as most houses, you will have to ensure that the building fabric is covered and in fact your mortgage company will insist on it.

If your management company has the right to select which company should supply the buildings insurance for the whole block, it is vital that you make sure that the management company is in fact getting the best value for your money. Where the freeholder is left to their own devices you will probably be paying too much as they have no incentive to shop around.

Landlord Home Contents Insurance
If you are letting your property or properties furnished it can be a good idea to take out Landlord Home Contents Insurance. It does tend to cost a little more than owner occupier contents insurance simply because the risk of loss or damage is greater. Although your contents will to some extent be protected by the security deposit, it's quite possible that your property could be lost or damaged due to no fault of the tenants such as flooding etc.
